THE BRIEF
The refurbishment of Royal & Sun Alliance's offices in Chelmsford required restacking of the building to condense the existing staff occupancy to two floors, together with the refurbishment of the entire building to both upgrade the existing office accommodation and also to prepare the other floors to be leased.
In addition to the internal refurbishment, external hard landscaping was also a requirement. As the project progressed, additional works were added to the brief requiring a focused programme to achieve three distinct phased handovers.
OUR APPROACH
In order to accommodate the increased occupancy on the office floors that were retained and to meet building control requirements, we completely redesigned and rethought the power distribution throughout the building.
The design and build project needed to deliver against an extremely high commercial specification, resulting in both a well appointed and highly functional office environment, befitting a blue-chip corporate environment.
KEY CHALLENGES
We were required to deliver on an evolving brief which required flexibility and a phased delivery programme. As the building is the hub of the clients' 24 hour global operations, it was mission critical to ensure all their key systems were kept online throughout the project, with any downtime being unacceptable.
In addition to this challenge, the building remained occupied throughout the refurbishment works, requiring us to carefully plan works to minimise disruption to staff, including working outside normal office operating hours. A range of differing category A & B refurbishment finishes was also required for each of the separate phases.
OUR SOLUTION
To deliver this prestigious refurbishment, we planned and implemented a focused programme to achieve three interdependent phased handovers. The programme allowed for the internal restack of staff across each of the phases with minimal disruption achieved, the undertaking of noisy works out of hours and the installation of external lifts to move materials and goods around the building without any reliance on the existing internal systems, which were required for staff.
As well as our phased approach to the logistics of the project, we utilised complex, dedicated communication services and control systems and employed new and innovative technologies throughout the Mechanical & Electrical installation.
